Basic Rules & Regulations
- Garbage must be placed in a dumpster and not left on porches/patios.
- If you have items that do not fit in the dumpster, you are responsible for calling LexCall 311 to schedule their removal at no charge.
- Animal waste must be collected and thrown into a dumpster.
- Grills must face court yards and be away from siding. If you cause melting of the siding, you will be responsible for the cost of repair.
- If you plan to build a fence or change landscaping, contact the property management or HOA to make sure your plans fall within the guidelines set forth in the Covenants.
- Security cameras placed on the exterior of the unit (other than doorbell cameras) should adhere to the KV Security Camera Policy and have written approval from the HOA Board of Directors.
As a Homeowner You are Responsible for:
- Any repairs relating to the inside of your townhome
- Doors and windows
- Front door colors: Slate Tile (SW7624) or Rookwood Red (SW2802) – owner’s choice
- Replacement windows: match existing color (almond or white), front window grids to match community; back window grids–owner’s choice
- Patios
- Insurance for the interior and contents of your townhome
The HOA is Responsible for:
- Exterior structure maintenance & repairs (excluding cosmetic cleaning)
- Roofs
- Grounds maintenance
- Snow removal
- Parking area and roads
- Exterior lighting

Your monthly dues (currently $110/month) are used to pay for these costs.
