Whether you have just closed on a townhome or you have rented here for years, a handful of things come up again and again. This post pulls them together in one place. Everything below is drawn from the association’s own published documents and pages, and each section links back to the full source.

What the dues are and how to pay them

HOA dues are currently $120 per month. The full payment schedule is published every year on the Resources page.

There are three ways to pay:

• By mail. Send payment to Kirkwood Village HOA, P.O. Box 23094, Lexington, KY 40523. Make the check payable to Villages of Kirkwood Homeowners Association and write your unit number on it.
• In person or by mail to the management office. Assurance Realty, 3320 Clays Mill Road, #108, Lexington, KY 40503, Monday through Friday, 9 a.m. to 5 p.m. There is also a drop box at that location available 24 hours a day.
• Automatically, by ACH. Complete the ACH Debit Authorization Form and return it to either address above. This is the option most owners find easiest.

Trash, bulk items, and pet waste

Garbage goes in a dumpster. It should not be left on porches or patios.

If you have something that will not fit in the dumpster — furniture, an appliance, a mattress — do not leave it beside the dumpster. Call LexCall 311 and schedule a pickup. Waste Management collects these items free of charge. You can also submit the request online through the LexCall page.

Pet waste must be collected and thrown into a dumpster.

Before you paint, build, or install anything outside

This is where most new owners have questions, and getting it right up front saves a lot of trouble later.

Front doors may be painted one of two colors, owner’s choice:

• Slate Tile — SW7624
• Rookwood Red — SW2802

Exterior door trim is Sandbar — SW7547.

All three are Sherwin Williams colors. You do not have to buy them at a Sherwin Williams store; major paint counters including Lowe’s and Home Depot can mix these colors if you give them the number.

Replacement windows must match the existing color, either light almond or white. Front window grids must match the community. Back window grids are the owner’s choice. Storm doors are white.

Grills must face the courtyards and be kept away from the siding. If a grill melts the siding, the owner pays for the repair.

Fences and landscaping changes need to be cleared first. Contact the property management company or the HOA before you start, so your plans can be checked against the Covenants.

Security cameras mounted on the exterior of a unit — anything other than a doorbell camera — need to follow the Security Camera Policy and have written approval from the Board of Directors.

Who fixes what

A recurring question is where the association’s responsibility ends and the owner’s begins.

The HOA takes care of exterior structure maintenance and repairs (not cosmetic cleaning), roofs, grounds maintenance, snow removal, the parking area and roads, exterior lighting, and insurance on the exterior property. Your monthly dues pay for all of it.

You take care of anything inside your townhome, your doors and windows, your patio area, and insurance covering your interior and contents.
